Lead Handyman Tech III (HM III) / Small‑Project GC

Type: 1099 Contractor • Area: Greater St. Louis (MO/IL) • Reports to: Operations • Leads: 1–2 Techs/Subs

Mission

Own the plan‑build‑close loop for multi‑trade small projects (bath refreshes, patch‑and‑paint packages, small decks/fences under permit thresholds). You run scopes tightly, keep homeowners informed, and hand projects over punch‑free.

Responsibilities

• Scope reading, sequencing, and day‑by‑day task planning

• Crew leadership and trade coordination; daily standups and safety checks

• Materials ordering/pickups within caps; request POs/change orders

• Quality control: protection, tolerances, finish standards, code awareness

• Inspections when required; red/yellow risk flags and escalations

• CompanyCam photo logs; ClickUp notes, checklists, and close‑out package

Requirements

• 5+ years residential field experience with leadership responsibility

• Strong sequencing, punchlist management, and customer communication

• Knowledge of MO/IL permit triggers and inspection expectations

• Tools/vehicle; smartphone proficiency; clean driving and reliable schedule

Preferred

• RRP; OSHA‑10/30; basic estimating; bilingual (EN/ES)

KPIs

• Schedule performance (planned vs. actual) and budget variance

• Zero‑defect close‑outs; low callbacks; client CSAT/NPS

• Documentation completeness; safety compliance

Pay & Terms

• Project‑based or milestone draws per PO; ACH/Card

• Standard terms: Net‑7 per approved milestone with invoice referencing Job/PO#

Growth Path

Lead Handyman → Superintendent → Project Manager → Operations
