Project Manager (Residential Remodels)
Type: 1099 Contractor • Area: Greater St. Louis (MO/IL) • Reports to: Operations • Directs: Subs/Techs
Mission
Own schedule, budget, scope, and communication for remodel projects. You orchestrate trades, protect margin and client experience, and deliver zero‑punch close‑outs.
Responsibilities
Build and manage CPM‑lite schedules; sequence trades and inspections
Scope maps, takeoffs review, PO management, and change‑order control
Daily standups, safety/toolbox talks; enforce site protection and cleanliness
Client communication cadence; expectation setting; escalate red/yellow risks
CompanyCam logs, ClickUp tasking, close‑out packages (warranties, lien releases)
Requirements
5+ years residential PM (bath/kitchen/interior remodels)
Strong estimating literacy and margin discipline; permit/inspection fluency
Software: ClickUp, Google Drive, CompanyCam; clear writing and documentation
Reliable vehicle; on‑site presence as needed
KPIs
Schedule variance; budget variance; client CSAT/NPS; punchlist closure time
CO capture rate; inspection pass rate; documentation completeness
Pay & Terms
Project retainer + milestone draws per PO; Net‑7 post‑milestone approval

PM → Senior PM → Operations/Estimating Leadership
